 Have you been considering selling your home, but aren’t quite sure where to start? While the process can seem overwhelming, we are here to help! Before putting your house on the market, we recommend the following preparations:

1.    Determine your timeline

Selling a house is a major time commitment that takes between two and four months on average. However, that is not to say that the process is slow-going. Currently, with houses selling so quickly, it is best to be prepared for a quick turnaround time. Adequate planning is of the essence here for keeping the process moving and your buyers satisfied.

2.    Give your house some TLC

At least two or three months before you plan to list, begin to make necessary repairs around your home. You know, the ones that you have been putting off since you moved in! Pay extra attention to your walls: fill in nail holes, touch up scuff marks, and consider repainting in neutral colors (your daughter may have begged for a hot pink bedroom, but chances are, the next owners won’t share her enthusiasm).

About a month before listing, start to prepare your home for professional photos by decluttering and deep cleaning. Less is more in real estate, so start decluttering early, as this can be a time-consuming task. Think of this as an opportunity to donate those items that you’ve been meaning to for years. Your next home will thank you, and moving will be much more enjoyable! Then, deep clean your carpets, cabinets, windows, appliances, baseboards, light fixtures, etc. If you plan to do this yourself, there are excellent checklists available online, such as this one (and if DIY is not your thing, we can recommend local cleaning and organization services).

Consider the curb appeal of your house, especially if you are selling during the warmer spring/summer months. This could be as simple as planting some flowers or perhaps repainting your front door. First impressions are everything - ask your realtor for additional ideas (we have plenty to go around)!
